Location and Description

The land is located approximately 2 miles to the South West of the busy holiday town of Skegness, and approximately 3.7 miles from Wainfleet St Mary. The land is accessed off the A52 Croft Bank Road through a set of wooden gates and past some agricultural buildings. Continue through the yard and onto a grass track that leads to the 23 acres. There will be two "For Sale Boards", the first will be located opposite the main access off the A52 and the second board sited on Middlemarsh Road. Follow the track off Middlemarsh Road for approximately 1 mile whereby you continue through ´Marsh Retreat´ yard. The land is found immediately over the dyke.

Access

The Vendors have plotted a clearly defined route through the yard from the A52. This is an unencumbered route at least 15 ft wide which is shown blue on the plan. The boundaries with adjoining land will be properly fenced in due course. Access from the west is via a track accessed off Middlemarsh Road. Maintenance of both access ways will be according to user.



Basic Payment Scheme

The land is registered however there are no entitlements to transfer.



Boundaries

The buyer(s) shall be deemed to have full knowledge of all boundaries and neither the seller nor the selling agents will be responsible for defining ownership of the boundaries.
